Layout of the villa
The villa accommodation is arranged essentially on two levels.

The main level includes the lounge, dining room, kitchen, utility room, entrance hall, cloakroom, main bedroom (double) and stairwell. The pool level has three further bedrooms (two doubles opening onto the pool terrace and a twin) and a games room. There is a further twin bedroom off the half landing on the staircase joining the two levels.

Indoors
The villa has five bedrooms, all en-suite, four having bathrooms with sink/s, bath, bidet, toilet and shower and the fifth the same but with a walk-in shower rather than a bath. All bedrooms have built in cupboards for hanging clothes and drawers (the built in hanging space for the fifth is in the hall just outside the bedroom door).
The rest of the accommodation consists of lounge, dining room, kitchen (two fridges, one freezer, electric and gas hob, cooker, dishwasher, a double sink, microwave and extensive other kitchen equipment, pots and pans, crockery, cutlery and glasses), utility room (tumble drier and Miele washing machine) and cloakroom.

Outdoors
There are four terraces which look onto the golf course.
The middle terrace (accessed from the lounge), the top terrace (accessed from the middle terrace), the pool terrace (accessed from the stairwell and lower bedrooms) and the dining terrace (accessed from the dining room).
The middle terrace includes a shaded seating area looking directly onto the golf course, perfect for evening drinks. The pool terrace (containing the swimming pool) is separated by a wall from the garden and can only be accessed by a door from the garden or flights of steps from the middle terrace or directly from lower floor of the villa. The pool terrace has a large wind-out awning for shade and ten sun loungers.
The dining terrace gets the first sun of the day and is situated outside the dining room. There is a minimal wood framed pergola over part of the dining terrace which has a cover that can be pulled out to provide a very large shaded area. Underneath there are two adjoining glass topped tables together with eight integral chairs and accompanying stools. This area is perfect for breakfast, for long lunches and, with the benefit of lights hanging from the pergola frame, for evening meals.

Air-conditioning and heating
There are two separate thermostatically controlled air-conditioning systems, one serving the lounge and dining room and the other serving the bedrooms. The air-conditioning system can be used for heating as well as cooling.
There is a wood burning fire in the lounge with a supply of wood on site. Additionally each bedroom has an oil-filled electric radiator if needed. There are ceiling fans in the lounge, dining room and kitchen. The water is heated in electric cylinders. Bottled gas is used for the gas hob in the kitchen.

Flooring
Almost all of the inside of the villa has marble floors. The dining terrace and the pool terrace are terracotta tiled. The middle terrace and top terrace together with the steps leading to and from are Travertine tiled.

Accessibility
The villa is particularly suitable for families with young children sharing or a multi-generational family. It is not suitable for anybody who needs a wheelchair or has particular difficulty with stairs. The villa is fully equipped for ten adults. You should have or hire a car to get the most out of the villa, the resort and the surrounding area.

Facilities at the villa
Swimming pool
There is a free-form swimming pool with underwater lighting which is approximately 11.4m x 6.6m with steps at one end to 1.10m falling to a depth of 2.05m at the other end together with a pool heater and a pool cover.

Barbecue and garden
There is an outside barbecue on the lounge terrace with easy access to the kitchen and dining terrace.
There is an extensive landscaped garden with a flat artificial grass area and many shady quiet spots.

Television
There is a 50 inch wall mounted flat screen television in the lounge that can access, via an optical fibre network, an extensive range of channels covering, amongst other things, major UK and Spanish sport, news, movies and general entertainment. There is also a DVD and video tape player.

Internet, audio and printing
There is wi-fi throughout the villa served by an optical fibre network.

There is a stereo system in the lounge with a Sonos bridge that accepts, via bluetooth, inputs from streaming services on computers and mobile phones. There is a CD player and a portable, weatherproof blue tooth speaker for use away from the lounge, inside or out.

There is a Canon Pixma MP460 printer/scanner/copier (you may need to install the drivers for this on your computer).

Other
There is an outdoor table tennis table on the top terrace, table football and an extensive library of English fiction.

Restricted facilities
There is a large games room within the body of the villa. Because of the equipment within, access is restricted to either those who have paid a deposit (£3,500) to cover any damage and unavailability to future renters or those who have been regular renters with a good record of care for the villa.

Within there is a wall mounted television, a full-size UK snooker table and equipment, a Power Plate, a Nordic rower, a Concept 2 rowing machine, aerobic step, skipping rope, ‘Perfect Push-ups’, Abs wheel, large pilates ball, dumbbell weights, leg weights and floor mat. There are three road bikes and a static cycle mount.

Safety and children at the villa
Fire safety
Each bedroom has a smoke alarm and there are smoke alarms in corridors. The kitchen and the lounge have combined smoke and CO2 alarms. There is a fire
extinguisher and a fire blanket in the cupboard in the utility room.

Limiting access for children
Children under the age of twelve should not be left unaccompanied on the lounge terrace, the top terrace, the balcony opening off the main bedroom or in the pool area.

Access to the pool terrace from the garden is through one door only and that is fitted with an alarm. Access from the villa to the pool is from either of the two double bedrooms that open onto the pool terrace or from the stairwell on that level or from the stairs down from the lounge terrace. The internal doors from the stairwell into either of those bedrooms and the door from the stairwell onto the pool terrace are fitted with alarms. The stairs down from the lounge terrace can be fitted with stair gates. If the door alarms are set and the stair gates in place unaccompanied access to the pool area by a child is either barred or alarmed.

The lounge opens onto the lounge terrace from which there are stairs leading down to the pool terrace and up to the top terrace. Access by a child to all of those stairs can be restricted by fitting stair gates.
Access to the outside of the villa (garden, driveway, etc.) is, at pool level, only through the door in the wall separating the pool from the garden which is alarmed and, at the main level, through doors in the lounge, dining room, entrance hall and utility room. All of those doors are also fitted with
alarms. If the door alarms are set, unaccompanied exit from the villa to the outside of the villa by a child is alarmed.

The villa is built into the side of a hill. There is a remote control operated gate from the road to the driveway. The driveway leads down to a garage (locked) and the area in front where you can leave a car (you can park on the road as well). There are steps down from this area to the dining terrace outside the main entrance (to the main level). A stair gate restricting access from the dining terrace to these steps can be fitted if required for the safety of children. The garden back up to the road is steep enough that no infant, even if walking well, would be likely to ascend to the road by other than those steps.

The garden, which as outlined above, can be safely isolated from the villa and top, middle and pool terraces, is on a slope and Spanish. There are spiky plants and you should accompany those children of an age that require it.

The main level is essentially one level, however there are three steps down from the level of the dining room, utility room, cloakroom and kitchen to the lounge (and lounge terrace) and a further two steps down to the stairwell and main bedroom. Access by an infant to the stairwell (leading to the pool level) can be restricted by fitting a stair gate. The steps down to the lounge and from the lounge to the main bedroom are not gated.

To be as safe as possible stair gates must be kept closed and checked to see that they are secure and door alarms must be switched on. Ultimately, you keep your family safe.

Sleeping, eating and transport for children
There are three IKEA cot/beds (internal 120cm x 60cm with two height adjustments). They can be converted to beds for infants. You need to tell us what you need so that we can adjust the cot/beds to requirements before you arrive. Bedding can be provided.

Two high chairs are available. There is a Maxi-Cosi push chair folding chassis with Quinney push chair seat, adapters and parasol. There is also the related Maxi-Cosi infant carrier/car seat with adapters. There is also a separate car seat suitable for older children. If you want to use any of these please tell us beforehand because they are locked away.
